Luxury but Green condos

Condominiums may not seem it at first, but are the greenest way for us to live. If you think about it, it’s obvious! Multi residences under one roof are bound to be more eco – friendly as they share many things that cause CO2 emissions. A single structure, shared utilities and appliances are all good news for the environment. For example, if you build a condo unit you have shared walls and insulation, something you don’t have with building your own, standalone house. Also, shared utilities are obviously an advantage when saving energy. For example, hot water being shared by showers and taps, in multiple units, obviously leads to less energy consumption. Solar panels can be shared, insulation materials are shared, and the list goes on. In a nutshell,  condo blocks, or multiple unit homes, maximize the efficient use of building materials and power, which single houses simply cannot.

Another plus of shared condo blocks is that they maximize the use of space. Shared outdoor areas can be utilized purely because the developers are building upwards and not outwards. Large, green park and play areas can be added with trees and whatever else will make condo living spaces more eco friendly. This is only possible because multiple unit condos have a much smaller footprint than normal housing.

Condo developments by their very nature are green developments for the reasons outlined above. As general concern for the environment has escalated, so has the demand for condos. Developers are always looking for new innovation to make their condos stand out from the crowd regarding  their carbon footprint.

Whether we approve or not, urban dwelling is here to stay due to logistics of it’s occupants. However, current developers are doing a great job in helping with environmental issues.

Hello you fabulous people, Christy here again with an exciting real estate post for my blog. I really hope you are all enjoying reading this as much I as enjoy writing it, The other day I sold a house thanks to some used artificial grass that I bought from www.cheap.forsale/artificial-grass I can’t believe how easy it was to install it and how beautiful it looked after we had it installed in both yards. You may be wondering why I used artificial turf, which is a good question. Companies will sell any of their leftover grass they bought after renovating for very cheap, and as it was usually bought in bulk so you get a big discount from what you would pay in store. A recent study shows us that the best time to list a house on the market is in May, and the reason should be pretty obvious. May is when the grass sprouts a new, and you get that nice rich green lawn. But if your lawn is already a disaster zone, then seeds and fertilizer may not work in time. The best way to fix this issue is to rip up the grass and install artificial grass. Why would someone want this?

Plenty of first time home owners as well as empty nesters looking to downsize are concerned about the amount of work required to keep a lawn looking fresh. Faux grass can also make help to deter beetles and other harmful insects to your house. Many insects require some vegetation to live and thrive, so the lack of that vegetation inbetween your house and the next can make them move on from yours. If you have no bugs, you will not have larger pests such as racoons and crows in your lawn. You will also get less mosquitos in the wet seasons, as the fake grass drains extremely well and the water will not be able to pool meaning less eggs.

Can it work in my lawn?

I have seen fake grass installed in large and small properties, both in rural and urban locations. If you or your kids enjoy playing sports, it’s very easy to install a putting green, bouche pit or even a small pitch of astroturf if you so desire. You can also have trees or shrubs on the property, either in small patches of dirt/wood chipping or installed with an inlay through the artificial grass. The opportunities are really endless when you are dealing with artificial turf.

Selling your house Privatelly

Hello all you lovely people, it’s Christy here again with another interesting real estate post for you. I’m sure you are all familiar with real estate listings, you see them all over town on buses, benches, telephone poles and everywhere online now as well. If you look closely at most of these listings, the first thing they will tell you is if the listing is being sold privately or with a listing company. Privately sold properties are not inherently different than ones sold publicly with a listings agent, but they are dealt with slightly different and the bargaining process can sometimes be very different. With a privately sold property, there is no commission to be payed out so the seller can look to out more money in their pocket, and as such the listing price will sometimes be lower. Let’s say you sell a house for $500,000 and pay an agent 3% commission, you will get a maximum of $485,000 after paying the agent. If you sell it privately however, you can sell for slightly less ($490,000) but keep more of the money.

For someone with a bit of experience in the real estate business and a decent amount of time on their hands, private listings can be extremely beneficial. Likewise, as a buyer if you have the time to look through private listings and meet with the current owners then you can save yourself a good chunk of change. If buying privately you must be more aware of homeowner traps as they are called however. Private listings are notorious for needing inspections, and the owner can easily refuse an inspection as there is no middle man to ensure things go smoothly. Home Owners Association Horror Stories

Hey people, Christy here again with my inaugural post for my real estate blog. As I mentioned last time, I grew up in America (land of the free) and as such I had to deal with homeowners associations (HOA). For those of you who don’t know what a homeowners association is, it is pretty much a group of people who say what you can and can’t do regarding your property. These can be simple and harmless requests, like not leaving trash all over your yard to a more extensive requests such as having to paint your house the same color as everyone else’s and at the same time. Now I have dealt with some pretty insane homeowner associations over the years, I even had to get a restraining order against the leader of my associations in Louisville after I found her hiding in my backyard with a tape recorder. Some stories however, are just plain wrong.

The worst thing I ever had a homeowners association threaten me about was actually my marital status. This was after I had graduated university and had gotten myself a good job outside Sacramento with a big real estate firm out there. The firm helped me acquire financing for a house in a very nice suburb that was full of your traditional families that I, as a single woman did not fit into. It was only one week after moving in that I got threatening letters from the leader of the association asking me to reconsider my decision. I later found out that the family I bought the house from was pushed out as they were a gay couple. Luckily with the help of that couple we took the organization to court and won, but these associations are all over America with similar rules. I have been a real estate agent in London for 10 years now, and after reading some similar blogs that helped me to figure some stuff out I thought I would return the favour and bring my skills to everyone online. I am en expert in mortgages, lines of credit, homeowners insurance, rental property listings and so much more. Hopefully after reading my blog for awhile you will be an expert in some of these topics as well. Maybe I can even use this as a platform for some or my own real estate idea; I graduated with a doctorate of economics from UC Berkeley before moving to London so I might be able to give you some good reads about economics in the world.
